A menudo resulta complicado alquilar un apartamento o piso en Madrid. Sobre todo si lo que buscamos es un alquiler por un periodo inferior a un año.

Los propietarios prefieren alquilar su piso por periodos más largos, lo normal es que el contrato que acepten sea por un año mínimo y en este periodo de crisis, la mayoría, pide a los inquilinos garantías para asegurar el pago del alquiler como un aval bancario y para asegurarse de que el inquilino tiene estabilidad financiera, debiendo aportar una nómina o contrato de trabajo.

Estos requisitos son a veces difíciles de obtener y a menudo bastante caros, como es el caso del aval bancario, sobre todo para aquellas personas que vienen a Madrid por una temporada o para aquellas personas que proceden de otros paises.

Otra dificultad para encontrar un apartamento de alquiler en Madrid mediante el "procedimiento tradicional" es que la gran mayoría de los apartamentos que se alquilan como amueblados, en realidad no lo están completamente. El mobiliario y equipamiento es, en el mejor de los casos, básico, por no decir que muy a menudo es viejo y "horroroso". Esto significa en la práctica, que el inquilino deberá desembolsar grandes cantidades de dinero para amueblar la casa y para equiparla con lo necesario para vivir. Prácticamente el 100% de los apartamentos que se alquilan por periodos mensuales en Madrid, aun estando amueblados, carecen de todo el menaje de cocina y pequeño electrodoméstico. Tampoco tienen ropa de cama y toallas. La persona que alquila un apartamento tiene que tener en cuenta estos factores cuando alquile un apartamento a largo plazo en Madrid.

3- ¿Tengo que contratar todos los suministros con las empresas suministradoras? ¿Donde encuentro los teléfonos de dichas empresas? ¿con qué empresa contrato Internet?

How to find Cheap Long Term Rentals in Madrid

Often it is difficult to rent an apartment or flat in Madrid. Especially if we are looking to rent for less than one year.

SHORT TERM RENTALS IN MADRID
Short-stay rentals are perfect when you want to stay in the city a few days, or maybe a couple of weeks, but when you need to be in Madrid for a few months, if you look at most of websites, the price can become prohibitive as tariffs are given per night, and anything over a month is often just too expensive. The main difference and also the main advantage is that in the short term rentals the apartments are fully furnished and equipped and, usually, all the bills are included in the price: electricity, heating, air conditioning, Internet connection and community bills. Also, the apartments are fully equipped, even with bed linen and towels, and all the kitchen appliances. That means a great saving because you only need to bring your personal things. It is often difficult to find long-term rentals in Madrid. Local landlords will offer longer stays but mostly ask for yearly contracts as a minimum, and these days almost all landlords ask for local bank guarantees, salary slips and job contracts as a guarantee that the tenant has financial stability. On the long term rent, most of the apartments in Madrid are not fully furnished and equipped and you will have to pay for all the bills, and contract directly with the suppliers (electricity, gas, telephone, internet connection, etc). That means that you will have to add to your rental price about 200€ per month to pay those bills. Also, you will have to pay in advance at least one month rental as a Security Deposit for the owner and other one month rental if you rent it through an agency plus the monthly fee.
