Bajan los precios en alquileres temporales en Madrid

Explicábamos en nuestros anteriores artículos, como lacrisis ha ido cambiando el perfil de las personas que alquilan su vivienda. Decíamos que, en muchos casos, lo hacen para sobrevivir, pues alquilando su casa, los propietarios obtienen un dinero extra que les ayuda a pagar su hipoteca y a compensar esos ingresos que antes tenían y ahora necesitan.

También hablábamos de que ha crecido enormemente la demanda de este tipo de alquiler temporal. Podríamos pensar que los apartamentos que se ofrecen son de menor calidad. Pero no es así: también ha aumentado la calidad y el equipamiento de los apartamentos.

Entonces, ¿cómo se explica esta bajada de los precios de los apartamentos de alquiler temporal?  Muy simple: ha aumentado la competencia. Ha crecido la demanda, sí. Pero como la oferta es tan grande, los propietarios se han visto obligados a bajar sus precios, ofreciendo a la vez más calidad. No es más que la ley de la oferta y la demanda…en tiempos de crisis.

Por supuesto, no todos los apartamentos son iguales, ni todos ofrecen el mismo nivel de calidad, ni de limpieza. Ni tampoco todos los propietarios ofrecen el mismo nivel de atención al cliente. Porque muchos no son profesionales...

Where to live in Madrid : choosing the appropriate area

Whether for work or studying , or just for a change of life , you have decided to come to live in Madrid.

After that first decision, the second major decision will be to choose the neighborhood or area where you will live.

The area where you will live, it will determine your way of living : the type of apartment you can afford, the time it takes you to go to your place of work or study , and the life that you will do after work or study.

To help you make the right decision , I suggest you follow these 3 steps :

. 1 - Decide the kind of life you want to take in Madrid  and your priorities:

a) Think about the kind of life that currently you live and  in what you like more and what it is you would like to change . Note that it is difficult, or almost impossible, to find the same thing that in your city or country. That's one of the reasons why that you have decided to come to Madrid : a life change!

Think if for you is essential to be close to your place of work or study , and if you prefer sacrificing space or amenities in exchange for not wasting time on public transport.

b ) Think about how your ideal life. Imagine your life in Madrid.

c ) What kind of home are you looking for? Want to live on your own or share your life with others?

d ) Want to live in the historic center or in a new neighborhood ?

e) You want to walk to your work or do not mind using public transport?

Having made a list separating what is essential from you are not willing to loose what would be ideal and would like to have, sums up what should have the area where you want to live.

That's your starting point to start looking for an apartment in Madrid.

. 2 - Decide and Define your ideal location in Madrid

Now that you know what you want and you have imagined your life in Madrid , you must find the place that provides you all these requirements.

3 . Trust your intuition

Having decided what is important to you and the area where you can find all this in Madrid , the next step should be to trust your gut.

Rationally you have eliminated the superfluous and you are left with what is important to you.

But to reach a final decision must also taking into account your intuition.

The fundamental question we must ask is : Can I see myself living there?

Therefore, I recommend that , based on your list of priorities, do the following:

• Try to dive in Madrid even before arriving:

- Search Google images of the neighborhoods that you've selected
- Use Google Street View to see the life of the streets
- Try searching for all possible information about life in the selected areas.

• You should compare, at least 2, different neighborhoods

If you are already in Madrid and still don´t have a place to live, you should walk and get lost in your shortlisted neighborhoods with no other purpose than " feel the vibe " . Take a coffee, in a local restaurant ask for the "menu del dia" (lunch menu), talk with the people , go shopping and spend at least a couple of hours in each of the preelegidos neighborhoods , during the day and at night.

Believe me, trust your intuition, focus yourself on your priorities and ask yourself about, "Do I see myself living here? ".

4 - After selecting the area, you just have to find the apartment that suits your preferences, priorities and budget. But, we'll talk about in another post , which that matter is too long to tell here ...

Donde vivir en Madrid: eligiendo la zona adecuada

Ya sea por estudios o por trabajo, o simplemente por un cambio de vida, has decidido venir a vivir a Madrid.

Después de esa primera decisión, la segunda decisión importante va a ser elegir el barrio o la zona donde vivirás.

La zona donde vivas determinará tu manera de vivir: el tipo de apartamento que te puedas permitir, el tiempo que tardes hasta tu lugar de trabajo o de estudios, y la vida que realices después de trabajar o estudiar.

Para ayudarte a tomar la decisión correcta, te propongo que sigas estos 3 pasos:

1.- Decide el tipo de vida que quieres llevar en Madrid y tus prioridades:

a) Piensa en el tipo de vida que llevas actualmente, en qué es lo que más te gusta y qué es lo que te gustaría cambiar. Ten en cuenta que es difícil, o casi imposible encontrar lo mismo que en tu ciudad o país de origen. Ese es uno de los motivos que te han animado a venirte a Madrid: un cambio de vida!

Piensa si para ti es fundamental estar cerca de tu lugar de trabajo o estudios, y prefieres sacrificar espacio o comodidades a cambio de no perder tiempo en transporte público.

b) Piensa cómo sería tu vida ideal. Imagina la vida que te gustaría llevar en Madrid.

c) ¿Qué tipo de casa estás buscando? ¿Quieres vivir sólo/a o compartir tu vida con otros?

d) Quieres vivir en el centro histórico o en un barrio nuevo?

e) Quieres ir andando a tu trabajo o no te importa usar el transporte público?

Después de haber hecho una lista separando lo que es fundamental y no estás dispuesto a renunciar de lo que sería ideal y te gustaría tener, resume en pocas palabras qué es lo que tendría que tener la zona en donde quieres vivir.

Ese es tu punto de partida para empezar a buscar un apartamento en Madrid.

2.- Decide y Define tu zona ideal en Madrid

Ahora que ya sabes lo que quieres y te has imaginado tu vida en Madrid, deberás buscar la zona que te proporcione todos esos requisitos.







3 . Confía en tu intuición

Después de haber decidido qué es lo importante para ti y la zona donde puedes encontrar todo esto en Madrid, el siguiente paso debe ser confiar en tu instinto.

De forma racional has eliminado lo superfluo y te has quedado con lo que es fundamental para ti.

Pero, para llegar a tomar una decisión final deberás apoyarte también en tu intuición.

La pregunta fundamental que deberás hacerte es: ¿Me veo viviendo allí?

Por tanto, te recomiendo que, basándote en tu lista de prioridades, hagas lo siguiente:

• Intenta adentrarte en Madrid incluso antes de llegar:
-          Busca en Google fotos de los barrios que has seleccionado
-          Usa Street View de Google para ver la vida de las calles
-          Intenta buscar toda la información posible sobre la vida en las zonas elegidas.

• Compara al menos 2 barrios diferentes
• Si ya estás en Madrid, pasea y piérdete en tus barrios preseleccionados sin otro objetivo que " sentir el ambiente " . Tomate un café, almuerza de menú, habla con la gente, vete de compras y dedica al menos un par de horas en cada uno de los barrios preelegidos, de día y de noche.

Recuerda, confía en tu intuición, céntrate en tus prioridades y hazte esta pregunta: "¿Me veo viviendo aquí ? " ¿Me veo sentado en la terraza de la foto?

4.- Una vez elegida la zona donde vivirás en Madrid, solo te queda encontrar el apartamento que se adapte a tus preferencias, prioridades y presupuesto. Pero de esto hablaremos en otro post, que es muy largo de contar aquí…

Living Madrid: The life in Malasana

One of the areas most requested by our customers in Madrid is  Malasaña . And rightly so!


Malasaña is for many the neighborhood where took place the famous Movida Madrileña in the 80´s in the last century , for others meaning the nightlife of Madrid. But Malasaña is much more than that.

Officially is in the zone called "Univeristy" , in the district "Centre" of Madrid, and it is also known by Barrio de Maravillas , although Malasaña is the most known name of this peculiar area of Madrid centre  .

We say unique and peculiar because it is an area where living together tradition and modernity. And that in the most cosmopolitan and modern area of a big city like Madrid most traditional coexist both locals who keep their traditions with those who bring the latest trends in the capital is at least , quirky .

" Irreducible village in the center of Madrid" is the title of an excellent article in " The Traveler " El Pais newspaper that I recommend reading , in which the author describes the feeling of living in Malasaña . As I could not do better , I copy here some paragraphs that express exactly what I mean and I fully endorse :

Malasaña is the country to which you slide after falling down the hollow tree . A village irreducible with a strange relation to space and time: with the possibility that one location has housed various businesses confused in memory ..
The magic of this neighborhood condition , (...) is confirmed in the lability of its limits and its barbaric and commercial designations : Malasaña , Wonders , Triball , Little London ... No one knows where this place starts or ends : San Bernardo , Amaniel perhaps , Carranza , the Glorieta de Bilbao , Fuencarral Gran Via or that place we call the Moon ( ... ) the neighborhood expands and retracts . It is the body of a snail without a shell .
The miscellaneous and ambiguous nature of Malasaña is reflected in the residents of a neighborhood where there is a symbiosis between redneck and some identified cosmopolitan Madrid liberal professionals living in flats converted into lofts, gentrifican the area, buy comics in The Comic Co. , dress in Biscuit or Slate , eat cup cakes or spend the afternoon in Lolina Vintage, while old Madrid , dancing the schottische above a brick unlikely embuchan shopping carts . The cuisine of Malasaña complete with affordable menus like in El Pico, El Chamizo - chicken and rabbit with garlic - and delicacies such as El Cocinillas , In Situ and Montepríncipe , which are held the cheek . Viviendo Madrid: La vida de Malasaña

Una de las zonas que más demandan nuestros clientes en Madrid es Malasaña. Y con razón!

Malasaña es para muchos el barrio donde tuvo lugar la famosa Movida Madrileña de los 80, para otros es la zona de marcha de Madrid. Pero Malasaña es mucho más que eso.

Oficialmente se encuentra en el Barrio de Universidad, en el distrito centro de Madrid, y también se le conoce por Barrio de Maravillas, aunque el nombre más conocido de esta zona tan peculiar de Madrid es Malasaña.

Y decimos peculiar porque es una zona donde conviven la tradición y la modernidad. Y que en la zona más cosmopolita y moderna de una gran ciudad como Madrid convivan los madrileños más castizos que mantienen sus tradiciones con aquellos que traen a la capital las últimas tendencias es cuanto menos, peculiar.

Irreductible aldea en el centro de Madrid” es el título de un excelente artículo publicado en “El Viajero” de El Pais que os recomiendo leer, en el que su autora detalla el sentimiento de vivir en Malasaña. Como yo no podría hacerlo mejor, copio aquí algunos párrafos que expresan exactamente lo que yo quiero decir y comparto plenamente:

Malasaña es el país al que te deslizas después de caer por el hueco del árbol. Una irreductible aldea que se relaciona extrañamente con el espacio y el tiempo: con esa posibilidad de que un mismo local haya albergado distintos negocios confundidos en la memoria,..” 
La condición mágica de este barrio, que tiene algo de Brigadoon, se confirma en la labilidad de sus límites y en sus denominaciones bárbaras y comerciales: Malasaña, Maravillas, Triball, Little London… Nadie sabe dónde empieza o acaba este lugar: San Bernardo, tal vez Amaniel, Carranza, la glorieta de Bilbao, Fuencarral, la Gran Vía o esa plaza que llamamos de la Luna (…)El barrio se expande y se retrae. Es el cuerpo de un caracol sin concha. 
La naturaleza miscelánea y ambigua de Malasaña se refleja en los habitantes de un barrio donde se produce esa simbiosis entre lo paleto y lo cosmopolita que algunos identifican con Madrid: los profesionales liberales viven en pisos reconvertidos en lofts, gentrifican la zona, compran cómics en The Cómic Co., se visten en Biscuit o en La Pizarra, consumen cup cakes o pasan la tarde en Lolina Vintage, mientras viejas madrileñas, que bailan el chotis encima de un ladrillo, embuchan inverosímiles carritos de la compra. Todo sucede al mismo tiempo y en las mismas calles: Divino Pastor, Palma, Espíritu Santo…  
El sistema venoso de las calles se impulsa desde la plaza del Dos de Mayo: niños que juegan, músicos y vendedores ambulantes, mendigos, paseadores de perros, noctámbulos que desayunan al aire libre… Los sábados, mercadillo de pulgas: Agatha Christie en gastadas ediciones, bisutería, vinilos con éxitos de los setenta. Alrededor, los bares con sus terracitas: el Sando’s, la pizzería Maravillas, el 2-D  y, en la confluencia de la plaza con la calle de Ruiz, Cabreira, donde la mejor camarera del mundo, Auri, sirve unas sardinas marinadas con salmorejo o unos boquerones adobados exquisitos. En invierno, callos.

La oferta gastronómica de Malasaña se completa con menús asequibles como el de El Pico, El Chamizo —pollo y conejo al ajillo— y con delicias como las de El Cocinillas, In Situ y Montepríncipe, donde son muy celebradas las carrilleras. Excelente es el restaurante Bolívar, sobre todo en temporada de setas. Y cuando no, las croquetas de langostinos sobresalen. Para los vegetarianos, La Isla del Tesoro. Y para los amantes de las pizzas, Mastropiero, con su Napolitana con jamón.(…) 
El teatro Maravillas, el Alfil, el Lara, las salas alternativas como Tú Teatro en Velarde satisfacen la sed de drama, mientras que la mitomanía literaria puede saciarse con la búsqueda de placas conmemorativas como la de Rosa Chacel, que en este barrio vivió y ambientó sus novelas Barrio de Maravillas o Memorias de Leticia Valle. Si uno mira bien, identificará rostros famosos entre la gente que toma el sol tras unas gafas oscuras: Adriana Ugarte, Elena Anaya, aquella chica que fue la más bella del mundo en un vídeo de Prince…

Y otro artículo que expresa igualmente todo lo que puedes encontrar en Malasaña es el titulado Una Malasaña de Cuento, que trata sobre el libro con el mismo título del escritor Carlos Osorio, vecino del Barrio de Malasaña desde hace años.

Por ello, no es de extrañar que Malasaña sea una de las zonas más solicitadas. Excelente ubicación en el centro de Madrid que te permitirá recorrer Madrid a pie y la posibilidad de descubrir el auténtico Madrid y las últimas tendencias de la capital.
